WHY DO I NEED A STRATA REPORT?
Remember that you are not just purchasing a Unit, Townhouse or Villa, you are also buying into a Strata Scheme that has rules and regulations that govern living in that Strata Complex. These rules and regulations may influence how you can use and enjoy your property.
Some properties may have major work planned or Building Defects that they are trying to have rectified by the Builder, Internal conflicts between owners and tenants, on-going litigation or financial issues….These and many other issues can affect not only the financial viability of the Strata Plan but also your peaceful enjoyment of your new home or your ability to attract quality tenants…
SSR Reports will identify and report on any problems that are documented in the records of the strata plan. SSR Reports will provide you with Information that can affect your Purchase Price and your Purchase Decision….
WHAT WILL MY STRATA REPORT TELL ME?
A SSR Report will identify:
• Whether or not the Strata Scheme is Adequately Insured?
• What your Regular Strata Levies are
going to be?
• Are any additional Special Levies expected and when?
• Whether or not there is any evidence of Building or Structural problems that may forewarn you of further expenses in the future?
• Whether or not the Strata Scheme has an adequate reserve of funds?
• If there has been a history of disharmony between owners or tenants ?
• If the Strata Scheme is currently involved in any on-going litigation ?
• We look at the records of the Building from a Buyers Perspective.
